By using lucanobuyshouses.com you agree to these terms. If you do not agree, please do not use the site. These terms apply to the website only. Any actual purchase of a property is governed by a separate written agreement, and nothing on this website changes that.

What this website is
This site lets property owners tell us about a house they may want to sell and ask us to review it. It is an invitation to start a conversation, not an offer, a promise, or a contract.
No agency relationship is created
Lucano Buys Houses buys and invests in property. When we review or purchase a property, Kevin Lucano and the purchasing entity act as a buyer, not as your real estate agent. Submitting a form, calling us, or talking with us does not make us your agent, does not create a fiduciary duty, and does not give us the right to represent you.
Kevin Lucano is also a California real estate licensee affiliated with Windermere Signature Properties. Those licensed brokerage services are separate. If you want to list a property, that requires a separate written agreement, and you can explore it at CallKevinRE.com.
No offer, no guarantee, no appraisal
Nothing on this site is an offer to buy any property. Nothing here promises that we will make an offer, what an offer would be, how quickly we would close, or that any particular property qualifies.
We are not appraisers. Any figure we discuss is a purchase price we are willing to consider, not an opinion of market value, and it is not an appraisal. If you need to know what a property is worth on the open market, hire a licensed appraiser or talk to a broker about listing it.

What you send us

Where liability cannot be excluded, our total liability relating to the website is limited to one hundred dollars. Indemnity
You agree to hold Lucano Buys Houses and Kevin Lucano harmless from claims arising out of information you submit that is false, that you did not have the right to submit, or that you submit in violation of these terms.

These terms are governed by California law. Any dispute will be handled in the state or federal courts located in Sacramento County, California.
