Selling a House As-Is in Natomas, Sacramento

Natomas is a region of the city of Sacramento rather than a city of its own, and it was not always part of Sacramento at all. The area was annexed in stages, and those annexations drove most of the growth here through the 1970s, the 1980s and the 1990s. Two things follow from that, and both matter when you sell.

TWO HALVES, BUILT IN DIFFERENT DECADES

The north and the south are not the same housing stock.

South Natomas filled in first. Much of North Natomas was still farmland within living memory, and the tract housing there is younger than the housing on the south side by decades. That is not a detail for its own sake: two houses with the same postcode can need completely different work, and comparing one against the other tells you nothing useful.

  • Housing built in different decades has different systems, different finishes and different repair schedules.
  • Association dues and their scope vary across the developments here.
  • Anything built or altered before the area was annexed sits in county records rather than city ones.

THE WATER QUESTION

Natomas is a basin behind levees, and that comes up in every transaction.

This is the defining fact about property here, and it is better stated plainly than avoided. Whether a specific parcel sits in a mapped flood area, what the current insurance requirement is, and whether an elevation certificate exists are all questions that get asked during a purchase and a sale, and a buyer will ask them whether or not a seller raises them first.

  • Ask for the current flood zone determination rather than relying on what somebody said at a barbecue.
  • Ask what the flood insurance costs on that specific property, because it is a real monthly number and it changes what a buyer can afford.
  • Check whether an elevation certificate exists for the house, since it can affect what insurance costs.

None of this makes a Natomas house hard to sell. It makes it a house where the water questions get answered early, in writing, instead of derailing something three weeks in.

WHAT ELSE IS DIFFERENT HERE

Its own school district, and a city that arrived late.

Natomas is served by the Natomas Unified School District rather than Sacramento City Unified, which is a distinction buyers with children notice immediately. And because the area was annexed into the city in stages rather than being part of it from the start, some parcels and records are older than the city’s authority over them.

If a seller has been in the same house since the 1980s, that history is worth writing down. What was added, when, and by whom is the sort of thing that is obvious to you and invisible to everybody else.

WHAT A DIRECT SALE DOES AND DOES NOT CHANGE

Newer housing, same arithmetic.

A direct purchase here works the same way it does anywhere: the condition is priced rather than repaired by you, the terms are written before you decide anything, and nobody schedules an open house in your kitchen. The house can be empty, occupied or full, and it can be in good order or not.

What does not change is the comparison. If the house is in good condition and you can handle a listing, a listing reaches the whole market and I am licensed to tell you that.

QUESTIONS I GET ABOUT NATOMAS

Straight answers.

Is Natomas a city?

No. It is a region of the city of Sacramento, made up of North, South and West Natomas, and it was annexed into the city in stages rather than being part of it from the beginning.

Which school district is Natomas in?

Natomas Unified, which is separate from Sacramento City Unified. It is one of the things buyers with children check first.

Do I have to disclose flood history when I sell?

Disclosure obligations in a California sale are real and they apply whether you sell to me or list with an agent. The useful move is to assemble the flood and insurance information early rather than answering questions about it under pressure.

Will you buy a house in a flood zone?

Flood zone status changes the insurance arithmetic rather than making a house unbuyable. It is one of the first things I check on a Natomas property.
