Selling a House As-Is in Citrus Heights, CA

Citrus Heights became a city on January 1, 1997. Voters approved incorporation in November 1996 with 62.5 per cent of the vote, which made it the fifth city in Sacramento County. As with the other late incorporations in this county, the housing came first and the city came after.

RECORDS DIVIDE AT 1997

Two filing cabinets, one house.

Any work done on a house here before 1997 was permitted by Sacramento County. Anything after is the city. It is the same split that exists in Rancho Cordova at 2003 and West Sacramento at 1987, and it produces the same misunderstanding: a buyer looks in the wrong place, finds nothing, and assumes the worst.

If you are the original owner and you know what was done and roughly when, that knowledge is worth more than you would think. Tell me and I will put it in writing next to the terms.

WHAT THE HOUSING IS

A suburb that was finished before it was a city.

Much of Citrus Heights was built out as a car-era suburb, and the street pattern, the lot sizes and the garages all show it. That has a practical consequence when you sell: the housing is fairly uniform for its era, which makes it easy to compare, and it means buyers arrive with expectations set by the house next door.

  • Modest lots with a driveway and a garage, and a house that was built to a pattern.
  • Older systems, replaced at different times by different owners, or not at all.
  • Cosmetic wear that reads as ordinary here rather than as a discount.

WHAT I LOOK AT

The short list, same as anywhere.

The roof, the panel, the plumbing, and the lateral out to the main. Then the things people add over thirty years: a covered patio, a converted garage, a room built by somebody who is no longer around to ask.

None of that decides whether a house is buyable. It decides what the offer is, which is a different conversation and a shorter one.

WHAT A DIRECT SALE DOES AND DOES NOT CHANGE

The list becomes a deduction, not a to-do list.

Repairs stop being your project and become part of my arithmetic. In exchange, the offer is lower than a strong listing would bring, and I would rather say that on this page than have you work it out later.

If you can handle the prep and the timeline, list it, and get the competition for your house that a single buyer cannot provide. That is the honest comparison and it is what the options page is for.

QUESTIONS I GET ABOUT CITRUS HEIGHTS

Straight answers.

What county is Citrus Heights in?

Sacramento County. It incorporated in 1997, so pre-1997 building records sit with the county rather than the city.

Do I need to make repairs before selling?

No. Repairs are not a precondition for a conversation or for written terms. Do not spend money preparing for a sale you have not chosen yet.

What about an unpermitted room addition?

Tell me about it early rather than late. It can usually be worked around, and the alternative, where it turns up during somebody else’s inspection, is worse for everybody including you.

Is a house in Citrus Heights easy to compare?

The housing is fairly consistent for its era, so local sales of similar houses are a reasonable guide. That cuts both ways: it also means your house is being judged against the one next door.
