Sell a Sacramento house that needs major repairs.

The repairs do not have to be done before you sell. They have to be paid for by somebody, either in cash, in time, or in price, and the choice you are making is which of those three you would rather spend.

THE FOUR THAT COST THE MOST

Foundation, roof, electrical, plumbing.

Almost everything else in a house is cosmetic by comparison. Those four are the ones where the number is set by a contractor and a permit rather than by a weekend. In older Sacramento housing stock there is a fifth that people forget until the sewer scope comes back, which is the pipe running from the house out to the main: it is old in a lot of this region, and tree roots find it.

  • Foundation. Movement in the soil is normal here. What matters is how much, where, and whether it is still moving.
  • Roof. A failing roof puts water into everything under it, so it is rarely only a roof problem by the time it is noticed.
  • Electrical. Old panels and old wiring get insurance questions as well as repair questions, which surprises people.
  • Plumbing. Supply lines, drains, and that lateral out to the main.
  • The house that has not been touched. Decades of small deferred items become one large budget.

WHY A LISTING STRUGGLES WITH BIG WORK

When a buyer cannot get a mortgage, the market is smaller than it looks.

A house with no working kitchen, unsafe electrical, or a roof that will not survive an underwriter is a house most financed buyers cannot buy. Their lender will not lend on it, and their insurer may refuse it. That leaves cash buyers, which means a listing in that condition is competing for exactly the buyers a direct sale would attract, without the certainty that comes with one.

That is not an argument against listing in every case. It is an argument against assuming a listing always brings more, because a listing that only reaches cash buyers does not.

WHAT AN AS-IS OFFER IS PRICING

A repair estimate, priced as though somebody else does all of it.

When a house needs this kind of work, the buyer is going to pay a contractor, and the price of a direct offer reflects that wholesale cost rather than the cost of you managing the trades yourself. It also reflects the months the work takes, and the risk it takes longer than that.

If you have a contractor you trust and the appetite for the project, you are carrying that cost in exchange for the difference in price. Both routes are arithmetic. Neither is a moral choice.

WHAT YOU DO NOT HAVE TO DO FIRST

Do not spend money to have a conversation.

This is the most useful sentence on the page. Do not repair anything, do not get three bids, do not clean the house out, and do not start painting, until you have decided the route. Money spent preparing a house for a sale you have not chosen yet is money you do not get back.

If you do want to fix something, ask what it would change about the offer before you spend it. Occasionally a small repair moves a number more than it costs, and knowing which one is worth the phone call.

QUESTIONS I GET ABOUT A HOUSE THAT NEEDS WORK

Straight answers.

Will you buy a house with foundation problems?

It can be considered, which is the honest version rather than a yes to any house. What a foundation report says matters more than the fact there is an issue, and I will not know until somebody has looked at it.

Do I need to get contractor bids first?

No. Getting bids costs you time and sometimes money, and the buyer is going to make their own estimate anyway. Ask what the buyer is deducting for, and on what basis, rather than spending to find out.

What if the house has code violations or a notice from the city?

Say so early. Violations change what can be done and on what timeline, and some of them follow the property rather than the owner. Hiding one does not make it go away, it just moves the problem to closing.

Will a dumpster and a cleanout help the price?

Sometimes, and it depends what else is wrong. Ask what it would change before hiring anybody, because cleanout is a cost you may be able to leave inside the deal instead.

NEXT STEP

Start with the address.

Send the address and I will tell you plainly whether the property and the situation are a fit, and what I would need to know to put something in writing. If it is not a fit, I will say so.
