West Sacramento became a city on January 1, 1987. That is not trivia. It means a large share of the houses here were built while the land was still unincorporated Yolo County, and the records that describe them were kept by a different government than the one that governs them now.
THE THING TO KNOW FIRST
Your house may be older than your city.
West Sacramento is one of the newest cities in the region by incorporation, and it absorbed neighbourhoods that had been county territory for generations. The river-side tracts in particular carry housing that predates the city by decades.
The practical effect on a sale is about where the paperwork lives. A permit, an inspection record, a code enforcement file or an old variance for a property in West Sacramento might sit with the city, or it might sit with Yolo County, depending on the date. That is not a defect. It is just a filing question, and it is one that catches people out when a buyer starts asking questions.
COUNTY, NOT SACRAMENTO COUNTY
Same river, different county, different process.
West Sacramento is in Yolo County. Sacramento is across the river in Sacramento County. The two are separate for recording, for the assessor and for the recorder.
If you have only ever owned property in Sacramento County, the mechanics on the Yolo side will look unfamiliar: different office, different forms, different timelines. It is not more difficult. It is just different, and knowing which county you are in on day one saves a week later.
WHAT THIS MEANS FOR AN AS-IS SALE
Most of the friction is on the title side, not the repair side.
With older river-side housing, the questions that slow a sale down tend to be about chain of title, old easements and whether earlier work was ever recorded.
None of that is a reason a house cannot be sold as-is. It is a reason to start the title work early rather than assume it is clean because nobody has raised it.
QUESTIONS I GET ABOUT WEST SACRAMENTO
Straight answers.
Is West Sacramento in Sacramento County?
No. West Sacramento is in Yolo County. It shares a river with Sacramento, not a county government.
Does it matter that my house was built before the city incorporated?
It can affect where your records are held, because the city did not exist when the house was built. It does not prevent a sale.
Can I sell without fixing the older work on the house?
You can ask. I buy as-is, and any repair or cleanout arrangement has to be agreed in writing rather than assumed.
