Stockton incorporated on July 23, 1850, five months after Sacramento, and it is the county seat of San Joaquin County. The important thing for a seller is not the age. It is that Stockton is not part of the Sacramento metro area at all, and the process reflects that.
A DIFFERENT METRO, NOT A SUBURB
Stockton and Lodi form their own metro area.
The Sacramento-Roseville-Folsom metro covers Sacramento, Placer, El Dorado and Yolo counties. San Joaquin County, where Stockton and Lodi sit, is a separate metro of its own.
This matters more than a technicality. It means the comparable sales, the buyer pool and often the contractors are a different set from the ones working in Sacramento, and a seller who assumes otherwise will misjudge the market.

A large share of the sellers I speak to in Stockton are not living in the house. They inherited it, moved away, or bought it as a rental years ago and are done with managing it.
