A few details about the property, then how Kevin can reach you. Nothing here commits you to accepting an offer, and not every house qualifies.

Sell the house you have. Not a project you have to finish.

As-is can mean exploring a sale before you take on repairs, updates, or a full cleanout. It does not mean every property qualifies, or that review and disclosure requirements disappear.

START WITH THE REAL CONDITION

Tell Kevin what needs attention.

  • Repairs you know about and work left unfinished.
  • Whether the property is vacant, occupied, or rented.
  • Belongings you would like to leave behind.
  • Any title, ownership, or timing questions you already know about.

Do not spend money preparing the house solely for this inquiry. First discuss what a possible purchase would include. Repair, cleanout, and possession terms need to be agreed in writing.

DIRECT SALE

Less to take on. A different price.

We buy the house in the condition it is in today. You are trading some potential sale price for speed, certainty, and not having to prepare anything.

  • No listing brokerage compensation, because the house is never listed.
  • Nothing to repair, paint, clean out, or stage.
  • No showings and no open houses.
  • You choose a closing date that works for you.
  • Written terms before you decide anything.

What a direct sale involves, plainly

OPEN-MARKET LISTING

More exposure. More work.

Listing puts the house in front of every buyer in the market and can bring a higher number. It also asks you to get the house ready again and again, and the timeline is not entirely yours.

  • Repairs, paint, and cleaning out before photos.
  • Deep clean and staging for showings.
  • Buyer inspections, appraisals, and repair requests.
  • Brokerage compensation, which is negotiable and not a fixed rate, plus other closing costs.
  • A timeline set by the market, not by you.

What listing actually asks of you

Brokerage compensation on a listing is negotiable, not a fixed percentage, and it is agreed between you and the brokerage you hire. A direct sale avoids the listing side of it because there is no listing. Other closing costs, such as title and escrow, can still apply on either route, so the figure worth comparing is the estimated net rather than the headline price.

BEFORE YOU DECIDE

Questions people ask at this point.

Does as-is mean I can leave things out of a disclosure?

No, and this is the part that catches people out. As-is describes what the buyer accepts, not what you are allowed to leave unsaid. California disclosure obligations still apply to an as-is sale, and a buyer can still walk away over something knowingly withheld. What as-is changes is that you are not expected to repair or prepare anything.

Can I sell as-is if the house has never been inspected?

Yes. Nobody needs a report to start a conversation. If something is unknown, saying it is unknown is the honest answer, and it is better than guessing in either direction.

What kinds of condition problems make a house too difficult to buy as-is?

Less than people assume, and it depends on the property rather than on a list. The things that genuinely stop a purchase tend to be about title, access or authority to sell rather than about the state of the house. Share the address and you will get a straight answer.

Do I have to clean the house out first?

No. You can ask about selling with belongings still in place. Any cleanout arrangement has to be agreed in writing, so do not assume it is included just because it was discussed.

WHEN YOU ARE READY

Let’s talk about what comes next.

Tell Kevin a little about the house and what matters to you. A conversation is a place to start, not a commitment to sell.
