Selling a House As-Is in Rancho Cordova, CA

Rancho Cordova became a city on July 1, 2003. Two earlier attempts, in 1961 and 1978, had failed, and the third went to the ballot in November 2002 and passed. Which makes this a city that is younger than most of the houses inside it.

THE PART PEOPLE MISS

Most of this housing was built before the city existed.

That is not trivia. It decides where the paperwork lives. A house built, added to, or re-roofed before July 2003 was permitted by Sacramento County, not by the city, and a records search that only looks at city hall will come back empty and look like a problem when there is none.

  • Building permits and inspection history for pre-2003 work: Sacramento County.
  • Anything done after July 2003: the City of Rancho Cordova.
  • An addition that predates cityhood is not an illegal addition. It is an addition with an older filing cabinet.

Sellers often find this out late, when a buyer’s agent cannot find a permit and treats the silence as a defect. It is usually just a filing location.

WHAT I LOOK AT ON A HOUSE HERE

Ranch houses of the 1950s and 1960s, and what they were built with.

A large share of the housing is one-storey ranch construction on a modest lot, and the honest list of what matters is short and predictable. None of it is unusual and none of it is a crisis, but all of it belongs in the arithmetic rather than in a surprise later.

  • The sewer lateral. The pipe from the house out to the main is old in a lot of this region, and tree roots find it. It is the single most common expensive surprise on a house of this age.
  • The electrical panel. Original panels and old wiring raise insurance questions as well as repair ones, which surprises people.
  • The roof. A failing roof is rarely only a roof problem by the time anybody notices it.
  • Additions, enclosed garages, and converted spaces. Very common here, and worth looking up in the right filing cabinet before assuming anything.

WHAT A DIRECT SALE DOES AND DOES NOT CHANGE

The repair list becomes a number instead of a project.

Every item above is a deduction from a direct offer rather than a job you have to manage. That is the whole trade: less money, less of your time, and no contractor scheduling in the middle of whatever else is going on in your life.

It does not mean condition stops mattering. It means condition gets priced instead of fixed by you. If you would rather carry the work and take the higher number, listing is a real option and I am licensed to tell you so.

QUESTIONS I GET ABOUT RANCHO CORDOVA

Straight answers.

Is Rancho Cordova in Sacramento County?

Yes. It is a city within Sacramento County, incorporated in 2003, so the county still holds the records for anything built or altered before cityhood.

The addition was never permitted. Does that stop a sale?

Not by itself. It becomes part of what is reviewed and priced. What matters is whether the work is sound and whether it can be described honestly, not whether a piece of paper from 1994 can be found.

Do I have to fix anything before you look at it?

No. Do not spend money preparing a house for a conversation you have not had yet. Discuss what a purchase would include first.

Will you buy a house with a bad roof and old wiring?

It can be considered. The answer depends on the whole picture rather than on any single item, and I will tell you plainly if it is not a fit for me.
